VILLA OWNER GUIDES · BALI · Uluwatu

Read an Uluwatu villa owner statement clearly

Published by HostKeeper Bali ·

A booking total and an owner payout describe different stages of the same transaction. Reading them separately helps an Uluwatu villa owner question an unexplained difference without confusing revenue with cash received.

HostKeeper prioritises Uluwatu and the Bukit. For each villa, access, service scope and availability are confirmed before an agreement.

Follow the money in order

Start with the booking amount recognised for the reporting period. Then identify refunds and platform deductions, the management fee calculated on its stated basis, and operating expenses. Finally compare the resulting owner balance with transfers actually made. Keep carried balances visible rather than hiding them among current expenses.

Use a calculation sheet

Create rows labelled booking revenue, refunds, platform deductions, fee, expenses, adjustments and owner balance. A purely illustrative example is 100 units of revenue minus 10 platform units, 8 fee units and 12 expense units, leaving 70 units. These numbers do not represent any real tariff or performance.

Check timing and evidence

A payment date may differ from the stay date. Agree which date determines the statement period, and attach references for expenses and adjustments. If a transfer does not match the balance, request a reconciliation showing pending receipts, previous balances and payments already issued.

Fictional example: Reconcile a statement balance with a partial transfer

A fictional statement records 1,000 accounting units of booking revenue, 100 of platform deductions, 90 of an illustrative management fee and 60 of approved expenses. The current-period owner balance is 750 units. Only 500 units have been transferred when the statement is prepared, leaving 250 pending. A separate 40-unit expense paid directly by the owner is noted outside the manager statement. The numbers are hypothetical and express no rate or expected income. By separating the current balance, transfer and owner-paid cost, the reviewer can ask for the missing transfer status without calling the 750 units profit or treating the direct expense as a second manager deduction.

The decision this record supports

Reconcile the 750-unit balance with the 500-unit transfer and retain the 250-unit pending item visibly. Keep directly paid owner costs outside this reconciliation until their reporting treatment is agreed. Request a dated transfer reference rather than changing a valid expense line to force the balances to match.

Practical owner checklist

  • Identify the period and reporting date rule.
  • Check the basis used for the fee.
  • Match expenses with their supporting records.
  • Reconcile the balance with actual owner transfers.

Questions owners ask

Does the remaining balance equal profit?

Not automatically. A statement may exclude costs paid directly by the owner. List those separately before drawing conclusions, and confirm the reporting scope for your Uluwatu property.

Connect this check to villa management

Read the owner statement from booking income through to the amount transferred, rather than starting with the final payout alone. For an Uluwatu villa, the statement should identify platform deductions, the management fee base and property expenses separately. If a line is unclear, request the supporting booking or receipt so the explanation can be checked against a record.

Reconcile a statement with actual transfers

Hypothetical example — not a client result or a market forecast

Hypothetical scenario, in arbitrary units: 100 revenue minus 10 platform deductions, 8 management charges and 12 operating expenses leaves an owner balance of 70. If 60 was transferred, the remaining 10 needs an explicit reconciliation. These invented amounts are neither a tariff nor a profit calculation.
