Compare villa management fee proposals in Uluwatu

Published by HostKeeper Bali ·

Two percentages cannot be compared properly until they apply to the same revenue and services. For an Uluwatu villa, compare proposals using one hypothetical booking scenario with clearly labelled deductions.

HostKeeper prioritises Uluwatu and the Bukit. For each villa, access, service scope and availability are confirmed before an agreement.

Write down the calculation basis

Ask whether the percentage applies before or after platform deductions, refunds or other adjustments. Identify any fixed charge and what it covers. Record the treatment of cleaning and supplier costs separately. The objective is a complete cost picture rather than choosing the smallest headline number.

Use the same test booking

Prepare a comparison sheet with identical revenue, platform deductions and operating expenses in both columns. Leave proposed rates as variables. Calculate proposal A as its agreed base multiplied by rate A, plus fixed charges; repeat for B. This model compares formulas without assuming current market prices or HostKeeper terms.

Compare the work included

Put inspections, guest communication, listing work and financial records next to the calculation. Mark each item included, optional or unclear. Ask for written answers on unclear rows before ranking the proposals. A lower calculated fee may accompany a narrower scope, so explain the difference to yourself before deciding.

Fictional example: Compare three fictional formulas using identical inputs

Three fictional proposals are tested against 1,000 revenue units, 100 platform units and 50 other expense units. Proposal A charges an assumed 10% of gross revenue: 100 units. Proposal B charges an assumed 12% after platform deductions: 108 units. Proposal C charges an assumed 10% after platform deductions plus 20 fixed units: 110 units. The remaining balances are respectively 750, 742 and 740. These invented rates are neither HostKeeper prices nor market benchmarks. Taxes, refunds, owner-paid costs and cleaning are excluded from this illustration. Service scope still needs a separate comparison; the smallest calculated deduction alone does not establish the best proposal.

The decision this record supports

Replace every assumed rate, fixed charge and exclusion with the written proposal before using the sheet. Preserve identical booking inputs across columns and ask whether each excluded cost actually applies. Compare documented responsibilities alongside the arithmetic; this example provides a formula comparison, not a revenue forecast or recommendation of a provider.

Practical owner checklist

  • Use identical revenue in every proposal column.
  • List percentage bases and fixed charges.
  • Separate included work from optional services.
  • Request written answers for unclear deductions.

Questions owners ask

Can a percentage alone identify the better proposal?

No. Compare the complete calculation, responsibilities and evidence provided. Confirm the applicable HostKeeper offer and property scope rather than relying on an old screenshot or a competitor’s summary.

Connect this check to villa management

Use the same hypothetical booking amount when comparing two Uluwatu management proposals. Apply each company’s stated fee base, then show platform deductions and owner-paid costs separately. This distinguishes a difference in percentage from a difference in included work; it does not predict what the villa will earn.

Compare two hypothetical fee formulas

Hypothetical example — not a client result or a market forecast

Hypothetical scenario, in arbitrary units: identical revenue is 100 and platform deductions are 10. Proposal A charges 10% of gross revenue plus 2 fixed units: 12. Proposal B charges 12% after platform deductions with no fixed fee: 10.8. The difference is 1.2; compare the included work before deciding. These are invented proposals.
