Villa management fees in Bali: how to compare a proposal clearly
The lowest percentage is not always the lowest operating cost. Compare what is included, what is paid to third parties and how each decision is reported to you.
- Ask whether the management fee is calculated before or after platform fees, and request the formula in writing.
- Separate the manager’s fee from guest cleaning, maintenance works, repairs, platform commissions and owner stays.
- Check who approves non-routine spending, the financial threshold and the evidence included in each report.
- Compare the operating scope: listing management, pricing, guest communication, inspections, team coordination and owner reporting.
- Review a real monthly owner statement before deciding, with revenue, costs and outstanding actions clearly separated.
For the current HostKeeper offer and calculation basis, see the published pricing and confirm the agreed scope in your management proposal. Distinguish the management fee from platform commissions and operating expenses.
Start with the same revenue base
When comparing managers, check whether the percentage applies before or after booking-platform fees, whether a monthly fixed fee is added, and which villa expenses are separate. A percentage alone does not describe the full cost.
A hypothetical month, in IDR
This example illustrates the calculation, not a rental forecast. Rental revenue is IDR 100,000,000, excluding cleaning charged to guests. Assumed platform fees are IDR 15,000,000. The commission base is therefore IDR 85,000,000. At 19%, management fees are IDR 16,150,000. IDR 68,850,000 remains before operating expenses, taxes and any other villa costs. Platform fees vary; the 15% used here is an example.
During the three-month offer
Using the same illustrative amounts, management commission would be IDR 0 during the offered period. IDR 85,000,000 would remain after platform fees and before villa expenses and taxes. The offer concerns management fees; other costs still apply.
Keep the other costs visible
Before you start, the agreement should identify cleaning charged to guests, staff arrangements, maintenance, repairs, utilities, supplies and taxes. It should also set spending approval rules and explain how expenses are reported.
A transparent management-fee example
Hypothetical example — not a client result or a market forecast
On an illustrative monthly rental revenue of 100,000,000 IDR and platform fees of 15%, the commission base is 85,000,000 IDR. From month 4, HostKeeper’s 19% commission is 16,150,000 IDR. The balance is 68,850,000 IDR before operating costs and taxes. During the first three complete months, the management commission is 0%; the other expenses remain payable. Guest cleaning charges are excluded.

Villa management questions
Are guest cleaning charges part of the example?
No. The rental revenue in this example excludes cleaning charged to guests. That charge is separate from the management commission.
Does 19% include every cost of running the villa?
No. It is the management commission after platform fees. The villa’s operating expenses, taxes and guest cleaning charges need to be shown separately.
Why is this not an income promise?
The IDR 100,000,000 amount is an invented example used only to explain the formula. A property assessment would need separate assumptions for your villa and its likely bookings.
