Changing villa manager in Bali: a controlled handover checklist

A management transition should protect future bookings, access, guest information and the condition of the villa — not simply change a name on a listing.

· Reviewed by the HostKeeper Bali team

  • List every booking channel, calendar, pricing rule and log-in before the transition date.
  • Document keys, smart locks, utility accounts, supplier contacts, stock and open maintenance issues.
  • Inspect the villa with dated photos and a written list of corrective actions.
  • Agree who communicates with guests who have already booked and how urgent requests are escalated.
  • Set a first reporting date so the owner can verify revenue, costs and operational priorities after the handover.

A controlled handover depends on the contracts, access and local parties involved. Ask qualified advisers about any legal or tax consequence.
