Explaining private and shared spaces in an Ubud villa

Published by HostKeeper Bali ·

Guests should understand which spaces belong to their reservation. For a villa in Ubud with any shared or restricted areas, map the actual arrangement before describing the property as private. This is a communication guide, not an assumption about the layout of every villa.

This is an owner guide. HostKeeper’s operating priority is Uluwatu and the Bukit; management in this area must be confirmed for the exact property before any agreement.

Map the reservation boundary

Identify rooms and facilities included in the booking, areas shared with others and spaces excluded. Include entrances and paths between them. A simple labelled plan helps reveal ambiguity that room counts or attractive photographs may not explain to someone unfamiliar with the property.

Use precise listing language

Explain whether a pool, garden, entrance or living area is private or shared where relevant. Avoid a broad claim of total privacy if the arrangement is more limited. Photographs and captions should describe the same boundary as the written offer, without implying access to an excluded space.

Check the guest journey with an example

Ask: “From this bedroom, which route reaches the included outdoor area?” Test the answer against the map and arrival information. If a gate or doorway divides spaces, explain its role. Record the final wording so booking messages and on-site instructions use the same description.

Fictional example: Explain a private pool reached through a shared path

A fictional reservation includes two bedrooms and a private pool, but the gate-to-bedroom path is also used by a neighbouring occupant. Listing photographs show the pool alone and the text says entirely private, creating an ambiguity. The owner draws three categories: included private areas, the shared access path, and an excluded storage room. The revised caption describes the pool accurately while explaining the shared route before booking. Arrival directions use the same labels as the plan. Nothing assumes this layout is typical of Ubud. The example shows why a private facility and a shared entrance can coexist, and why their boundaries need more detail than one general privacy label.

The decision this record supports

Replace the broad privacy statement with feature-specific wording and align photos, booking messages and the plan. Keep the shared path visible in the explanation before confirmation. Check the guest route through each boundary; private use of the pool does not establish private use of every entrance or neighbouring space.

Practical owner checklist

  • Label included, shared and excluded spaces.
  • Check paths and entrances between these areas.
  • Align photographs with the reservation boundary.
  • Use consistent terms in all guest messages.

Questions owners ask

Can a villa have both private and shared areas?

Yes. Describe each relevant area specifically so guests understand the arrangement before booking, rather than relying on one general label.

Label every booking area consistently

Hypothetical example — not a client result or a market forecast

Hypothetical scenario: a property plan contains 7 areas: 3 private, 2 shared and 2 excluded. The pool is one of the shared areas. Apply those same labels to the plan, listing captions and arrival guide, and trace the guest’s route from the private bedroom to the shared pool. The presence of 3 private areas cannot justify describing the entire property as private.
