Before buying land for a Bali villa: the five checks to make first

Price is only one part of the decision. Check the right to use the land, access, utilities, zoning and the real cost to make the plot operational.

· Reviewed by the HostKeeper Bali team

  • Ask an independent Indonesian notary or lawyer to verify the title, seller and permitted transaction structure before paying a deposit.
  • Visit the plot in rain if possible: access, drainage and water run-off change the real construction budget.
  • Confirm road access, electricity, water, internet and the cost of connecting each service.
  • Request the applicable zoning and building-permit information from qualified local professionals.
  • Compare asking prices with recent, comparable plots in the same micro-area — never only with online advertisements.

This is a practical due-diligence checklist, not legal, tax or investment advice.
